*Note that the basic building permit fee does not include Pool/Spa or Fencing installation and covers only ONE building inspection. Note that mandatory additional re-inspection fees will apply as a result of non-compliant installation.

Outgoing fees apply*, e.g. permit lodgement fee, government levies, hydraulics/engineering report, permits & inspection fees.


TERMS AND CONDITIONS OF SERVICE AGREEMENT:

By signing the agreement, the Owner has requested Australian Pool Permits (APP) to do works in connection with providing consultancy and advisory services on building permit for a proposed swimming pool or spa at the address indicated by the owner.

  1. As soon as reasonably practical , APP will do or cause to be done works for initial consultation including applicable title and property document searches, on site/remote consultation to advise on pool site-ing, installation, fencing, safety barriers and building permit approval process – $475 (Initial fee) including GST

(a) $475 including GST (Initial fee) will be deducted from the specified cost (total price) as outlined: (Pricing effective 1 July 2025)

  • Spa above ground – $2480 inc GST
  • Spa in-ground (includes decking permit, excludes required engineering) – $4080 inc GST
  • Pool above-ground – $2730 inc GST
  • Pool in-ground – $2965 inc GST
  • Deck add-on – $1600 inc GST (please note that deck ad-ons are to be specified at the time of initial consultation or will be considered stand alone)
  • Deck stand alone – $2965 inc GST

(b) The total price as per: (Pricing effective 1 July 2025) does not include any item not specified the list of inclusions. The following works are priced as follows:

  • Drawing amendments after working drawings have been approved – $250 per hour
  • Working Drawing revision after permit is issued – $250 per revision
  • Build over easement application- $960
  • Report and consent application- $960
  • Town Planning application – POA
  • Engineering (pool, decks, slab etc) – POA
  • Other Miscellaneous fees (Developer Approvals etc) – as charged
  • Outer Metropolitan Inspection surcharge, if applies POA
  • Soil Reports – $575
  • Government Building Levies (tbd depending on cost of works)

(c) Any other works necessary will be quoted upon application.

2. APP may alter and amend such plans, specifications and engineering documents as reasonably requested by the Owner PROVIDED THAT should such alterations or amendments cause a necessity for additional drafting or engineering fees to be incurred beyond those already incurred or to be incurred by APP at the time such alterations or amendments are requested then the Owner shall reimburse APP a sum equal to such additional fees.

3. The Owner shall reimburse APP the cost as specified/quoted in clause 1b of those items on demand. APP will require that the Owner pay to APP (by cash, bank transfer or credit card) money on account of the cost of these items before that expense is incurred or at the time of lodgement.

4. The Owner shall pay to APP the price plus any amount that is payable:

(a) A sum of $ 475 as specified in clause 1 on signing this Agreement; and

(b) A sum that is applicable as specified in clause 1 after APP starts work under this Agreement and upon written request for payment by APP.

5. In case the Owner shall determine not to proceed with the proposed service before APP completes the work under this Agreement, the Owner shall notify APP in writing and pay APP any amount due and owing under clause 4 at that time and such other sum as is reasonable to reimburse APP for the cost and expense suffered or incurred by APP to the time of notification or when work under this Agreement ceases (whichever is later) together with a margin of 10% on those costs and expenses to reimburse APP for its reasonable margin for overheads.

6. Invoices must be paid in full prior to the release of documentation.

7. In case when it is not possible to obtain the building permit or reasonably continue the works, APP shall inform the Owner in writing and refund any money paid less costs incurred or to be incurred at the time when the information is given.

8. APP is not liable for any loss, damage, cost, expense, inconvenience or liability that is caused or incurred as a result of the use of APP’s service whether alone or in association with other services.
